New Summer 2007 First Time Homebuyer Program  - The St Cloud HRA and the Stearns County HRA have teamed up to offer a new 1st Time Homebuyer Program. The two HRA's have been offering 1st time homebuyers loan programs since 1980 and have assisted 1,300 households with over $60 million in below-market interest rate loans.

The loans are made available to qualifying households in the City of St Cloud or Stearns County for the purchase of new or existing homes. To qualify, the buyer must be a 1st time purchaser, and meet sales price and income guidelines. The program provides below market interest rates to encourage homeownership. The program includes an opportunity for downpayment and closing cost assistance.

Basic Guidelines:

1. Current interest rates are listed in the enclosed information sheet.

2. To apply, the homebuyer should contact one of the participating lenders - contact either the St Cloud HRA at 252-0880 or Stearns HRA at 685-7771 for a list of the lenders. Loans are 30 yr fixed rates and can be Conventional insured, FHA, VA or RHS.

3. Homes must be located within the City of St Cloud or Stearns County .

4. Buyers must be first time homebuyers and occupy the home as their primary residence.

5. Traditional downpayment and closing cost requirements apply.

6. In exchange for a higher interest rate, buyers may receive 4% of their mortgae in the form of a grant to be applied toward closing costs and downpayment.

Meadows Edge Townhomes (Westwood Village Phase Two)
This is the HRA's newest low to moderate income townhomes.  They are located in Westwood Village and applications for purchase are now be taken.  For more information see The Next Step.

The St. Cloud HRA is a leader in affordable housing development in St. Cloud.  The housing development staff works with community partners to develop and build single-family, multi-family and mixed-use housing projects in the City.  Recent accomplishments include the construction of Westwood Village Apartments - Phase 2, Meadows Edge Townhomes, and the renovation of Riverside Apartments in East St. Cloud, a building exclusively for Seniors, 55+.  We also have available Westwood Village Apartments One, Swisshelp Village Apartments One and Two, Eastwood Apartments, The Creeks Townhomes and The Brownstones Townhomes.
